A modular building quote can look complete while leaving major site costs outside the number. Another proposal may include those costs and seem expensive at first glance. Before choosing a supplier, put both offers against the same written scope. That makes omissions easier to spot than comparing a headline price.

What should a modular building quote include?

Record the intended use, location, floor area and occupancy requirements. Specify the rooms, finishes and equipment assumptions that affect the design. A supplier shouldn’t have to guess whether you’re planning a basic site office or a public-facing building with more demanding services.

Separate factory scope from site responsibilities

Ask what arrives completed and what must be finished after delivery. Compare the structural specification, insulation, interior finishes and mechanical or electrical scope on a like-for-like basis. Check which drawings and approvals are included and who coordinates them.

Check delivery, installation and opening-day costs

Confirm transport, unloading, lifting equipment, module connections and any access restrictions. Ask whether the delivery price assumes a clear route and prepared foundations. If those conditions change, find out how additional work will be priced and approved.

How should rental proposals be compared?

Use the same rental period and building specification. Include setup, maintenance responsibilities, removal and reinstatement obligations alongside monthly charges. Ask what happens if the project extends and whether notice is required before collection. Is price per square foot enough to choose a modular building?
